In today’s world, value for money is essential. At Technical Detail, we have streamlined our process so you ONLY pay for what you need.

We do this by offering services in stages, You only pay for the stages that you initiate, it’s as close as you can get to “Pay as You Go” architecture.

You can pick and choose the stages you want and also when you want to do them! We have found this to be the most cost effective way of working for both us and the client.

So how does it work?

First we get to know what you require for your project, normally by coming to see you briefly (20mins or so). Then we offer an estimate of stages based on what we know.

If you accept the estimate, then we ask for the funds for the 1st stage to be made available, that secures us as your agents and also shows you agree to our Terms & Conditions and that you authorise us to appoint and coordinate Technical Consultants on your behalf and make payment to them from the funds made available, the funds remaining after these payments is our “agency” fee.

We would then arrange a date for the works within the stage to commence.

We are not a “Plans Only” service provider (unless that is your requirement!), we also fill out the documentation required by Local Authorities and form submission packages. We can liaise with the local authorities to ensure the best possible outcome for your applications.

Also, after approval has been given we are still here to help you find the right builder and, if required, help with Technical Coordination of your project.

This means we can also help to attain the final completion certificate at the end of the project.

Some “Typical” Stages could be:


(1) Survey and Design Stage

  • Survey of property (Layout & Photographic).
  • Existing drawings. (Plans, Elevations & Section as required).
  • Proposed drawings. (Plans, Elevations & Section as required).

(2) Planning/ Permitted Development Stage

  • Planning / Permitted development package prepared for submission.
  • Issue digital copy of package to client.
  • Submissions to Local Authority.

(3) Techncial Stage

  • Technical Drawings produced.
  • Building regulations package prepared.
  • (incl U-Value calcs & specification to current standards).
  • Liaison with Structural Engineer if required.
  • Issue digital copy of package to client.
  • Submissions to Local Authority or Approved Inspector.

(4) Technical Coordination

  • Construction specification.
  • Construction detail drawings.
  • Site Visits.
  • Technical Coordination for Contractors and or Suppliers.
  • Structural engineer liaison (on site).
  • Local Authority liaison (to gain completion cert).

The standard packages below are based on common projects for an existing 2 storey, 3 Bedroom family home, but please call us to discuss as we treat each project individually.
